ESTABLISHED IN 2020

Smith + Williams was started to defy the notion that renovating your house was something that was stressful and burdensome. Speaking to homeowners about their building experiences, we were told of poor communication, spiralling costs, and a great sense of relief when it was all over. But why couldn't building be enjoyable, and exciting? Why did it always have to be a stressful, tedious, and an often infuriating process? Well aware of these typical perceptions of doing up ones' house, we decided to build something different. Our ethos was to be honest with our pricing, realistic with our timescales, and to provide an overall friendly and trustworthy experience, that anyone would be happy to recommend.

WHAT WE DO

DESIGN + PLANNING

Engaging an architect or an interior designer at the ideas stage of the project provides you with a framework and foundation upon which the rest of the project can be built. A strong foundation is something that is essential to the success of any project. We work with respected architects and interior designers who can assist you with this phase of the build, and would be happy to recommend anyone if you haven't found someone already. 

Rear extension - Lyndhurst Way

CONSTRUCTION

LOFT EXTENSIONS. REAR + SIDE EXTENSIONS. BASEMENTS. INTERNAL REFURBISHMENTS.

We have built loft extensions, rear and side returns, basements, and have totally refurbished and reconfigured whole houses. We work with in-house resources, specialist sub-contractors, and expert tradesmen to deliver a quality finish on budget, and on time. Our communication involves weekly emails, regular site meetings and a dedicated team that allows you to be as hands-on or hands-off as you like. As members of the federation of Master Builders we take our responsibilities as contractors seriously. We are fully insured for projects up to five million pounds, and review our requirements regularly to ensure we are up to date. 

CONTRACT NEGOTIATION

As we all know, what we want may not always fit within our budget. With that in mind we provide a detailed tender which gives you the flexibility to add or remove elements of the build as your budget allows. Our pricing is transparent and realistic, providing you with as many fixed price options as possible, and we only use provisional sums where absolutely necessary.

GENERAL ADVICE

With the smaller projects where an architect or designer isn't essential, we're also happy to advise you of what you will likely need doing, where we think we can save you money, and what you will need to buy when it comes to second fix items such as sanitary ware, or light switches.
